Costs when renting an apartment include:

- rent for housing (flat monthly fee, often including rent, and the remuneration of the intermediary, if you are using a real estate services).
The lessee is obliged to pay the fee within the terms established in the contract. But if payment terms are not specified in the contract, payment must be made:

  • if the rental lasts no longer than 1 month in advance for the entire term of the lease,
  • if you rent longer than 1 month or if the contract was concluded for an indefinite period on a monthly basis before the 10th of each month.

The landlord may increase the rent recorded in the contract for the month ahead, at the end of each calendar month. The rent change requires signing an additional agreement (additional agreements to the agreement).

- payment for consumption of water, electricity, gas – advances for water and electricity are often included in the rent – however, all of the underpayment must be paid to the Lessor (in accordance with the state of the counters in the periodic calculations), and in the absence of the counters in the house – a one-time payment

- additional expenses, e.g. security, repair Fund, additional media, Internet.

When signing the contract, the landlord usually requires a Deposit, i.e. a sum of money, which can be used to cover losses arising from the use of the apartment/house (e.g., for possible repair of the damage or destruction). The Deposit is usually in the amount of 1-2 month's rent. The Deposit will be returned when the Landlord terminates the lease and subject to eviction. If the owner does not calculate the loss or damage the Deposit is fully refundable, but if damage was caused, the owner reserves the right to deduct the amount of the Deposit that will cover damages in his opinion. If the damage will be great, the owner is entitled to return the entire security Deposit.

The tenant is also required to cover incidentals during the operation of the premises, in particular:

  • minor repairs of floors, doors, Windows,
  • painting of walls, floors, inside doors,
  • minor repairs of installations and technical devices, allowing the use of daylight, heating, water.

Note: it Should be borne in mind that the receipt of additional payments from the owners for the possibility of registration of the lessee is not relevant Polish legislation.
